    Boards rarely replace a concierge provider because of a dramatic security failure. They replace them because of accumulation: the log book that goes unfilled for a week, the contractor waved through without sign-in, the incident that only surfaces when a resident escalates to the property manager, the fourth new face at the desk in two months.

    Turnover is the root cause of almost all of it. A guard who has been at your desk for three weeks cannot tell the difference between a resident's regular visitor and a stranger with confidence.     Site supervisors conduct unannounced overnight checks — the shift where standards slip and where almost no provider actually verifies attendance. Post orders are reviewed with the property manager quarterly and rewritten when the building changes.

    Boards receive a monthly summary of incidents, access exceptions and recurring issues, which typically surfaces problems the corporation did not know it had: a fire door held open every weeknight, a service elevator being used without booking, a pattern of after-hours access on one fob.

    TRANSITION

    Changing providers without disruption

    Most boards delay a change because they fear a gap in coverage. Transitions are handled with an overlap period: our officers shadow the outgoing shift, the post order is built from what the building actually does rather than what the old manual said, and residents are notified before faces change at the desk.
